About The Lease and
What is an individual lease?
An individual lease provides each resident with their own separate
lease agreement and responsibility for only his/her monthly rent
installment and other lease charges. By signing an individual
lease, you are only taking responsibility for your rent installment
and lease terms and will not be held liable for any delinquent
amounts owed by your roommate(s).
What is an installment lease plan?
An installment lease plan takes the total rent due for the term of
the lease and divides it into equal monthly installments. For
example, our standard annual lease term is typically 350 days in
length with 12 equal rent installments due on the 1st of
each month. Our standard lease eliminates the need for pro-rating
rent the first and/or last month of the lease term making it easier
to remember the rent installment amount due each month.
What lease terms do you offer?
Our standard lease term is 350 days with two move-in options, prior
to the first session of summer school or in August prior to the
start of the fall semester. We also offer academic year lease terms
for the length of the fall and spring semesters at a slightly
higher installment rate. If you have other lease term requirements,
please contact the office for availability and rates.
When is a guarantor required?
Residents who do not meet our standard rental criteria will require
a financial guarantor. Typically you must have income of at least
three times the monthly rent installment as well as satisfactory
credit history to qualify without a guarantor. For a copy of our

What paperwork is required with a guarantor?
The guarantor will need to complete and sign the guaranty
agreement. If the resident is not of legal age to execute a
contract, the guarantor will be required to sign both the lease and
Can I fill out an application online?
You can access the online application by clicking the “Apply” link
on our website.
When is rent due?
Rent installments are due on or before the 1st of every month.
How can I make my rent payment?
For your convenience, you may pay your rent online through our
website. Online ACH payments (an electronic payment from your bank
account) are free of charge. Rent may also be paid online with your
credit or debit card. The payment processor does charge a
convenience fee for payments by credit or debit card. We also
accept checks, money orders and cashier’s checks in our office. We
are unable to accept cash.
Do you send me a bill for my rent each month?
No, bills for rent are not sent to residents each month, but you
may see payment reminders posted around the property.
Roommate Matching &
Can I request specific roommates?
Yes, you can list the roommates you have chosen when completing
your application. It is important that all roommates list each
other and that all requests are mutual.
Do you have a roommate matching service?
Yes, you will be given a series of questions to complete during the
application process that will inquire about your study habits,
social habits, and hobbies to help us match you with residents that
have similar preferences in your floor plan.
Am I allowed to request a specific unit?
You can list your preferences on your housing application, and we
will do our best to place you in the unit that fits those requests.
All requests are placed on a first-come, first-served basis and are
taken in order based on the date your application was received.
What happens if after I move in I don't like my

residents may be able to transfer, depending on availability (a
transfer fee may apply and the transferee will be required to pay
the rental rate for the new bed/room).
What type of security is offered?
Ensuring your safety is a cooperative effort. Our Community
policies and lease agreements are written with your comfort,
convenience and safety in mind. However, crime has no address and
at all times, you must take responsibility for securing your home,
property, and most importantly, yourself. The Trails at Wolf Pen
Creek makes no representations nor warranties that the premises are
secure from theft or any other criminal activity perpetrated by any
resident or others. Courtesy officers, to the extent that they may
be on the premises, and other facilities provided, are primarily
for protection of The Trails at Wolf Pen Creek.
Is there insurance coverage in the event of a fire, theft
or natural causes? Does my lease provide coverage for my
Resident’s or guest's personal property and vehicles are not
insured under the apartment lease agreement unless due to
management negligence. We strongly recommend that residents
purchase insurance against loss or damage due to fire, theft,
vandalism, rain, water, criminal negligent acts of others or any
other cause. Renter's insurance is relatively inexpensive and can
often be secured through your automobile insurance carrier.
Students may be covered under their parent’s homeowner’s
policy. Please check to be certain.
What if I need to break my lease or don't return for the
spring or summer semesters?
We do not offer any type of lease buy-out. However, your lease
provides for your lease to be re-let to another individual provided
the new resident meets our rental criteria and approval standards.
Please contact the office for specific details of the re-let
process and fees.
When do I get my security deposit back?
Your security deposit is retained until after move-out and may not
be applied to your last month’s rent (see your Lease Agreement for
details). After you vacate, your deposit may be applied to any
outstanding rent, late fees, or for any costs incurred to return
the apartment to the original move-in condition, less normal wear
& tear. A deposit disposition will be mailed to you within the
required time frame specified by the state/county where you reside.
All correspondence will be mailed to the last known address, so it
is important that you inform us of your forwarding address upon
